- Budget preparation and regular monitoring
- Submittal of monthly financial reports to the Ownership
- Oversee all maintenance of the property
- Interface with local and regional governmental authorities
- Negotiation of all service contracts
- Collection of invoices
- Approval and processing of invoices
- Lease management
- Manage insurance issues
- Develop and maintain tenant work order systems
- Develop Building Cleaning Specifications and oversee day to day cleaning of the building common areas
- Develop and maintain policies and procedures as they relate to security, preventive maintenance, accounting, lease administration, tenant satisfaction questionnaires, parking, window washing, etc.
- Interface with designated solicitors on issues as they relate to the physical building and ownership needs
- Assist in the overall leasing strategy of the building either inhouse or with outside brokers
- Assist in the preparation of lease documents
- Develop and maintain an appropriate file system
- Establish and maintain a master key system for the building
- Oversee tenant construction for compliance
- Develop and oversee the vacant make ready procedures
- Fire Evacuation and Fire Warden Training
- Coordinate tenant move-in or tenant move-out
- Establish Building Rules & Regulations
- And more as may be required.
